According to a forecast by TechSci Research, the sector’s value could rise from $13.74 billion last year to $26.33 billion by 2030, representing an annual growth rate of more than 11 percent. Facility management is no longer just about maintenance. It is increasingly becoming a data-driven, integrated service layer that directly influences the performance, sustainability, and user experience of properties. According to Propx experts, infrastructure developments, ESG requirements, and smart building technologies are collectively making FM one of the fastest-growing areas in proptech. ## From service to platform Modern facility management has evolved into a complex operational ecosystem. Energy management, security, cleaning, workplace management, and tenant services are increasingly interconnected within a single digital layer. This complexity provides an ideal environment for technological innovation. Integrated FM models are increasingly relying on IoT sensors, artificial intelligence, and predictive analytics. In Propx’s experience, structuring operational data is the first step toward enabling FM to serve as a true decision-support function. Facility management thus gradually begins to operate according to platform logic: not as a collection of isolated services, but as a system built on a continuous flow of data. ## The Era of Predictive Operations One of the most significant consequences of digitalization is the decline of reactive operations. A reactive approach to addressing faults is increasingly being replaced by a preventive one. Artificial intelligence is capable of predicting equipment failures, optimizing energy consumption, and supporting maintenance decisions. In the domestic market, predictive maintenance is no longer an innovation project but a fundamental principle of cost optimization. FM thus becomes a key element of real estate performance management. The value of a building increasingly depends on how measurable and optimizable its operation is. ## Sustainability as a Digital Imperative Due to the energy consumption of buildings, sustainable operations have become strategically important. Tenants and investors increasingly expect detailed, auditable data on energy consumption and emissions. According to Propx’s professional perspective, sustainability is no longer a separate project but a fundamental layer of operations. ESG reporting, energy optimization, and carbon reduction strategies are all built on data platforms. The role of FM service providers is therefore evolving: in addition to operations, they must ensure measurable sustainability performance. ## Labor shortages as a catalyst for innovation One of the sector’s biggest challenges is the shortage of skilled labor. This situation is accelerating the adoption of technology. With the help of digital solutions, error handling can be automated, remote monitoring can be implemented, and work organization becomes more efficient. The greatest impact of technology is not replacement, but increased capacity: a single professional can manage multiple buildings. The FM professional of the future will thus increasingly be a hybrid role, combining technical and digital competencies. ## Accelerating domestic adaptation The digital transition is gaining momentum in Hungary as well. The rollout of AI-based fault management, IoT-based energy optimization, and integrated tenant platforms is accelerating. The digitization of FM has a direct impact on operating costs, ESG ratings, and the competitiveness of the real estate market. As a result, operations are increasingly becoming a strategic function on the owner side as well. ## FM as the next focus area in proptech In the coming years, facility management could become one of the most important areas for proptech innovation. The combination of a recurring revenue model, significant data assets, and pressure to improve sustainability is driving the rapid adoption of technological solutions. Facility management is the operational layer where digitization generates value on a daily basis. Competition is increasingly centered around platform development. The question is no longer whether facility management will be digitized, but rather who will be able to establish data-driven operations.
